ITHACA, NY (607NewsNow) – Ithaca city leaders could look to increase the number of accessory dwelling units.

The Common Council is considering a zoning amendment that would allow more ADUs throughout the city. It’s part of a broader initiative to address a lack of affordable housing.

After months of research and development, a draft policy is available, and a public hearing is set for the Wednesday Common Council meeting at City Hall.

Proposed Policy Provisions

  • One attached or detached ADU is permitted per parcel as an accessory use in the R-1, R-2, R-3, CR-1, CR-2, CR-3, B-1, and B-2 zoning districts
  • An ADU may be rented separately from the primary structure but may not be sold separately and may not be subdivided from the primary structure
  • There is no off-street parking requirement for an ADU
  • Attached ADUs may not exceed 40% of the floor area of the primary structure
  • Detached ADUs must meet the following size and location requirements – 1. existing accessory structure – no maximum footprint or setback requirements 2. new construction – maximum footprint of 800 square feet, maximum height of 2 stories and 20 feet, side and rear yard setback of 5 feet or setback required for primary structure, whichever is less
